Terms & Conditions

Effective date: 30 May 2026. These Terms & Conditions govern use of Build With Me Ghana's website, dashboards, marketplace services, verification workflows, wallets, escrow processes, and project tools. They are a practical operating draft for the test platform and should be reviewed by counsel before production launch.

1. About Build With Me Ghana

Build With Me Ghana provides a controlled digital platform for property verification, land and house transactions, building plans, estimates, construction materials, home essentials, labour services, unique contract services, mortgages, project collaboration, Build For Me, and Build Myself project management.

The platform connects customers, vendors, professionals, financial institutions, collection points, delivery professionals, verification teams, staff, and approved partners. Some services are provided directly by Build With Me Ghana, while others are supplied by independent providers using the platform.

2. Account Registration, Identity, and Eligibility

  • Users must provide accurate registration information, including email, phone number, Ghana Card information where required, and any role-specific business or professional evidence.
  • Each email address and Ghana Card may be used for only one account. A single account may hold customer privileges and one or more approved service provider roles.
  • Build With Me Ghana may require KYC, live selfie capture, NIA IVSP verification when configured, manual admin review, business documents, professional licences, location verification, or guarantor approval before enabling sensitive roles.
  • Where identity verification confirms a legal name, the verified legal name may be locked for compliance purposes and displayed to authorised administrators.

3. User Roles and Provider Responsibilities

Users may act as customers, land owners, house vendors, architects, quantity surveyors, manufacturers, collection points, delivery professionals, labour providers, unique contract vendors, home essentials vendors, finance houses, or approved staff depending on the roles granted to the account.

  • Providers must keep listings, prices, availability, qualifications, licences, delivery capacity, shop locations, service descriptions, and documents accurate and current.
  • Providers must not misrepresent ownership, stock, professional status, location, price, vehicle capacity, timelines, or ability to perform a service.
  • Build With Me Ghana may suspend, deactivate, reject, or remove roles, listings, services, or accounts where there is fraud risk, poor performance, non-compliance, or platform abuse.

4. Listings, Approval, and Public Display

Land, houses, building plans, estimates, materials, home essentials, labour services, unique contract services, mortgage products, and other listings may require admin approval before becoming publicly visible. Updates to sensitive listings may remain pending until admin approves the edited version.

Vendors are responsible for the accuracy of submitted prices, quantities, dimensions, images, property details, professional details, shipment windows, service terms, and supporting documents. Build With Me Ghana may moderate or remove listings that are incomplete, misleading, unsafe, unlawful, or inconsistent with platform policy.

5. Property Verification and Due Diligence

Property verification may include a package or custom selection of controls such as Lands Commission search, site plan review, court/litigation search, stool/family or traditional authority confirmation, planning/zoning checks, physical inspection, GPS/location checks, document review, and other controls configured by admin.

Verification outcomes depend on documents provided, agency response, available records, field findings, and the scope of the selected package. Verification reduces risk but does not guarantee title, marketability, absence of fraud, future disputes, or government action unless a separate written contract says so.

6. Digital Products: Building Plans and Estimates

  • Approved building plans and estimates may be purchased as digital products without escrow unless the platform changes the product rules.
  • After purchase, customers may access the digital product from their dashboard subject to account availability and platform controls.
  • Estimate totals may be dynamic where linked material and labour prices change. Associated build cost, stage cost, expense, and contractor fee calculations are informational unless confirmed under a separate construction contract.
  • Digital product purchases are generally final once access is granted, except where a statutory right, platform error, duplicate payment, or approved refund process applies.

7. Materials, Home Essentials, Storage, Pickup, and Delivery

Materials and home essentials are physical goods. Availability, pricing, storage, pickup, delivery, shipment windows, and fulfilment may vary by module, vendor, operational zone, collection point, stock position, delivery capacity, and location.

  • Materials may be fulfilled through collection points and delivery professionals based on proximity, stock availability, vehicle capacity, and platform assignment rules.
  • Customers may choose available fulfilment options such as storage, pickup, or delivery where enabled. Storage fees, overdue storage, pickup release, and delivery charges apply as configured.
  • Pre-order home essentials are based on stated pre-order windows and planned movement dates. Pre-order payment may guide procurement and does not necessarily mean Build With Me Ghana has already purchased the item.
  • At fulfilment, some provider views may show current prices for operational awareness even where the customer paid at an earlier purchase price.

8. Labour, Unique Contract Services, Build For Me, and Build Myself

Labour and unique contract services may involve provider verification, customer selection, provider acceptance, scope confirmation, escrow, progress updates, completion evidence, customer confirmation, reviews, and release of provider earnings.

Build For Me projects require project-specific eligibility checks such as verified land ownership, plan ownership, estimate availability, finance readiness, phase costing, contract acceptance, phase payment, evidence upload, and customer confirmation. Build Myself tools help customers manage their own projects and do not make Build With Me Ghana the contractor unless a separate Build For Me contract is accepted.

9. Mortgage, Project Wallet, and Restricted Funds

Mortgage products are offered by approved finance houses and may require admin moderation, eligibility checks, document uploads, land and estimate linkage, underwriting review, repayment schedules, auto-debit reminders, prepayment handling, and disbursement controls.

Mortgage-disbursed funds and other restricted balances may be locked for approved construction-related purchases and may not be withdrawable by the customer unless the finance house and platform rules allow it.

10. Payments, Wallets, Escrow, Commissions, and Payouts

  • Payments may be collected through banks, payment service providers, mobile money, bank transfer, wallet funding, or other approved channels.
  • Wallet balances may include available, pending, locked, sponsored, restricted, escrow, or non-withdrawable amounts depending on the transaction type.
  • For escrow services, customer payment may be split into platform commission and vendor net entitlement. Vendor net entitlement may remain held until applicable completion, documentation, customer confirmation, admin release, or auto-release controls are satisfied.
  • For non-escrow digital products, vendor wallet credit may occur instantly or near instantly, subject to payout eligibility and payment settlement controls.
  • Build With Me Ghana may deduct category commissions, vendor-specific commissions, platform management fees, storage fees, delivery fees, verification fees, payment processing fees, taxes, penalties, refunds, chargebacks, or reversals where applicable.

11. Refunds, Cancellations, Disputes, and Chargebacks

Refund eligibility depends on the service type, fulfilment status, digital access status, escrow status, storage status, provider performance, customer confirmation, and payment partner rules. Refunds may be made to wallet, original payment channel, project wallet, sponsor, or another approved destination depending on the source of funds and platform policy.

Where a dispute arises, Build With Me Ghana may request documents, communication records, photos, videos, agency responses, delivery evidence, completion evidence, or inspection reports before making an operational decision.

12. Acceptable Use

Users must not use the platform for fraud, false documentation, impersonation, illegal land sales, misleading listings, payment laundering, abusive communication, unauthorised access, spam, malware, scraping, circumvention of platform fees, or any activity that harms customers, providers, partners, staff, or the platform.

13. Documents, Messages, and Platform Records

Users may upload documents, photos, videos, plans, estimates, evidence of work, verification documents, employment evidence, title documents, and other records. Users must ensure they have the right to upload and share those records. Platform messages, notifications, audit logs, approvals, payments, escrow releases, and status changes may be retained as transaction records.

14. Third-Party Providers and External Agencies

Some outcomes depend on independent providers, financial institutions, payment partners, government agencies, verification bodies, collection points, delivery professionals, and professional vendors. Build With Me Ghana is not responsible for third-party delays, rejected applications, external system downtime, agency findings, or professional negligence unless a separate written agreement says otherwise.

15. Limitation of Liability

To the extent permitted by law, Build With Me Ghana will not be liable for indirect, incidental, special, consequential, punitive, or loss-of-profit damages arising from use of the platform. The platform does not replace professional legal, surveying, architectural, quantity surveying, engineering, financial, tax, or valuation advice.

16. Changes to These Terms

Build With Me Ghana may update these Terms as the platform evolves. Updated terms will be posted on this page. Continued use of the platform after the effective date means the user accepts the updated terms.

17. Governing Law and Contact

These Terms are intended to be governed by the laws of the Republic of Ghana. Questions about these Terms should be sent through the Help Center or official Build With Me Ghana contact channels displayed on the platform.
